It is frequently said that one of the most stressful events in life is buying a house. I believe it. Try buying one and then selling your current one -- a practice I don't recommend for the faint of heart. Throw some major repairs in at both homes, and you'll soon find yourself getting fitted for a straitjacket.
We pulled it all off, though, because of Julia Berberich.

My wife and I thought it would be fun to check out a bank-owned house one Sunday afternoon recently, and we immediately determined that we wanted it.
Little did we know that it would set off such a whirlwind of events.
As it turns out, buying a bank-owned property is quite different from buying a "normal" home, but Julia skillfully maneuvered us through all the twists and turns, providing us valuable expertise and advice along the way. She did it at light-speed, too, as we entered the bidding process late in the game, so we were on a ridiculous time crunch to get this house.
Much to our amazement, Julia stayed up until 2am on a Sunday night (Monday morning) working on the proposal. That was after she somehow managed to get us preapproved for a mortgage loan at 11pm on that Sunday night. I still don't know how she did that.
Two days after we looked at the house, the bank accepted our offer. It was happiness and glee in our world until reality set in: now, all of a sudden, we had to sell our current house. The stress meter started red-lining.

Again, we relied heavily on Julia for guidance. She went through our current house and pointed out things that needed to be done and things that could be left alone, allowing us to focus our time and energy on the important items. She gave us tips on how to make the house look its best -- simple stuff that we never would have thought of doing, but stuff that made a big difference.
As if buying a house and selling a house at the same time wasn't stressful enough, a hail storm came through and damaged the roof of our current house, putting us in an absolute panic. Julia calmly guided us through that process, too, and we very quickly had a brand new roof on the house we were trying to sell.
Having only experienced the real estate world once before -- and over a decade ago -- we were basically clueless as to how everything should be done. We'd have been lambs led to slaughter without Julia. On the new house, she arranged for the financing, the inspection, the assessment, and for some repairs to be made on issues that were found at inspection.
On the current house, she kept in constant contact with us, explaining things, answering our endless questions, giving her professional assessments and predictions (all of which came true) on a variety of issues, and calming us when we'd occasionally get overwhelmed by the whole process and the thought of carrying two mortgages until the end of eternity.
Surviving the Experience with Julia Berberich
The bottom line is that with Julia's guidance, we bought a house, re-roofed a house, and sold a house in three weeks' time -- a stunning feat in this economy. We still have to close on both properties, so there's a litany of other things that can go haywire between now and then, but we know Julia will masterfully guide us through whatever comes up.
I won't lie: this whole experience sucked immensely. On more than one occasion, my wife and I looked at each other and said, "What the #$*% have we done?!" It's a panicky feeling of being so overwhelmed, clueless, and vulnerable all at the same time.
What makes Julia stand out is that she knows that feeling, and she's always right there to help us get through it. She knows how to navigate the buying and selling process like the back of her hand, and she has a seemingly endless list of reputable contacts for virtually any kind of property-related issue you may encounter. She's frank and honest, upfront and transparent. She keeps us well-informed about how things are progressing, she's very accessible by phone and by e-mail, and she's right there to talk us off the ledge when the stress gets to us.
In short, she's amazing.
